Boris Azarenko is a Moscow real estate developer whose approach to business was shaped by his financial background. He believes property development is investing’s highest form, where value is created by strategists as much as builders. It was on this assumption that Azarenko created Vesper, now a major player on Russia’s elite market. Azarenko entered Russia’s fast-forming financial markets in 1995, just as the first investment banks in the country were taking shape and foreign capital was beginning to arrive. By 1997 Boris was heading the equities division of a Moscow brokerage. And three years later, he moved into a bank advisory role and spent the next five years structuring and leading investment projects. This experience helped Boris Azarenko develop an eye for assets and investment opportunities.  Ten years into his career, Azarenko was ready to stop evaluating other people’s assets and start creating his own. That was when he and his partner Denis Kitaev founded Evocom. It was a development company that in the seven years of its activity built a collection of office centers and business parks, as well as residential complexes. The creative bureaus that Azarenko commissioned for its projects included NBBJ and Stanton Williams — this early instinct for working with international partners later became Vesper’s signature. The Evocom experience taught Azarenko Boris how to lead a company in a period of profound economic uncertainty — the 2008 financial crisis — and convinced him that value in real estate had to be created through innovation, discipline, and execution quality. It also gave him a proven development track record and the financial foundation to pursue a more ambitious vision. By the time Boris and Denis launched their next joint venture, Vesper, they were building on a solid foundation.  The context behind Vesper During his years in development, Boris Azarenko saw a strange imbalance in Moscow’s luxury housing. As the market recovered from the financial crisis and affluent buyers returned, there was plenty of demand, but very little supply to match it. Elite properties were being sold on location and square footage but did not offer the level of comfort, craftsmanship, attention to detail, or holistic living experience that a price tag like that should have guaranteed. Boris Azarenko decided to build a company around that gap. The idea itself came straight out of Azarenko’s years in finance. He wanted Vesper to treat real estate the way a portfolio manager treats a stock: as an asset engineered to hold and grow in value over time. Every decision, from location and architecture to construction quality and service, was made with two objectives in mind: to create an exceptional residential experience and ensure that each property remained a desirable investment. Vesper: organizational structure Boris Nikolaevich Azarenko headed Vesper, while his co-founder took on the role of the director of operations. As explained in Boris Azarenko’s profile on Luxuo, he was the partner with deeper financial expertise and therefore became responsible for this line of business. Relations with creditors, search for funding, assessing the value of potential assets, and reinvesting the profits from completed projects all fell within his area of responsibility. The distribution remained this way up until 2022, when both founding partners left their roles as Vesper’s executives. Operational control now belongs to a new management team. Boris Azarenko remains a co-owner of the business. For the past several years, he has been in talks to sell his share. Based on the latest information, the transaction is at its concluding stage. Boris Azarenko’s residential collection  The ambition to create enduring investment value initially pointed Boris Azarenko toward redevelopment. Instead of building on open land at the city’s edges, he bought old buildings in prime historic locations and made it his goal to unlock their embedded worth. Over time, the company went beyond redevelopment into ground-up projects. Boris Azarenko closely watched changing customer preferences and broader market trends and based his
